What happens if we terminate without a replacement lined up?

The owners corporation has to perform all of the manager's duties itself — banking, levy collection, insurance, compliance, meeting administration. This is hard and risky in any scheme over about 6 lots. Always line up a replacement first.

If you find yourself in this situation, the priorities are: secure the trust account funds, freeze the strata insurance policy in place so cover doesn't lapse, and engage a new manager immediately on a short-term arrangement while you go through a proper selection process.
