How much notice do I have to give a strata manager?

Whatever your agency agreement says — typically 1 to 3 months. Most modern agreements default to 3 months' written notice. Some allow termination for cause with no notice; some require you to pay out the full term if you terminate without cause.

Read the termination clause carefully. There are three common types of clause: (1) terminate at any time on X months' notice, (2) terminate at the end of the current term only, or (3) terminate only for material breach. Type 2 is the most restrictive — you may have to wait years.
