How do I terminate my strata manager?
Check your agency agreement for the notice period and termination clause, pass an ordinary resolution at a general meeting authorising termination, then issue written notice to the manager. Plan your handover and have the new manager ready to start the day after notice expires.
The exact steps vary by state but the core flow is the same everywhere. Read your contract carefully — many agreements require 3 months' written notice and you may have to pay out the rest of the term if you terminate early without cause. If the manager has materially breached the contract you can usually terminate immediately, but get legal or expert advice first.
Step by step
- Read your current agency agreement — find the term, notice period, and termination clauses.
- Decide on a new manager so handover is seamless (most committees line one up first).
- Call a general meeting (or use a written ballot in states that allow it) with a motion to terminate the current manager.
- Pass the resolution by ordinary majority of owners voting.
- Send the manager written notice immediately — by email and certified post — quoting the resolution.
- Coordinate handover: records, funds, keys, insurance, contracts, software access.
- Pay any outstanding fees and request the final trust account reconciliation.
