What is an AGM in strata?

The Annual General Meeting is the once-a-year compulsory meeting of all owners. It approves the budget and levies, presents financial statements, elects the committee, renews insurances and considers any motions submitted by owners.

Every owner has the right to attend, speak and vote (subject to being financial). Notice and an agenda must be sent at least 7–21 days before the meeting depending on the state. The AGM minutes become a binding record of every decision.
