Who pays the excess on a strata insurance claim?

Usually the owners corporation pays the excess, then recovers it from the responsible party if there is one. If the damage was caused by a specific lot owner's negligence, the owners corporation can recover the excess from that owner.

Excesses on strata policies are often $1,000–$5,000 per claim. For repeated water damage from the same source, some policies impose a higher excess on subsequent claims, which is why fixing the source quickly matters.
