What is a special levy?
A special levy is a one-off charge above the regular levies, raised to fund a specific project the sinking fund can't cover — like an unexpected major repair, a building defect rectification or an insurance excess on a large claim.
Special levies must be approved by the owners corporation at a general meeting, usually by ordinary resolution. Owners can request to pay in instalments rather than a lump sum. If the sinking fund is well-funded over time, special levies should be rare — they're a sign the long-term planning has fallen behind.
