What does a strata manager actually do day to day?
A strata manager handles money, maintenance, meetings and compliance: invoicing levies, paying contractors, arranging insurance and repairs, running AGMs and committee meetings, and keeping records up to date.
On any given week your strata manager might be issuing levy notices, chasing arrears, getting three quotes for a roof repair, processing an insurance claim for water damage, preparing for an AGM, answering owner queries, lodging the annual fire safety statement and updating the strata roll for a recent sale.
What they don't do: make decisions for you. Anything material — major repairs, by-law changes, large contracts — must be approved by the committee or owners corporation in line with state legislation.
