What are unit entitlements (or lot entitlements)?

Unit entitlements are the numbers on the strata plan that determine each lot's share of levies and voting power — usually based on the lot's relative size or value at the time the building was built.

A penthouse might have a unit entitlement of 25 while a studio has 8. Levies are usually divided in proportion to entitlements (so the penthouse pays more) and a poll vote at a meeting also weights by entitlement. You can challenge a clearly inequitable allocation through the state tribunal — but only on narrow grounds.
