Do I have to pay strata fees if I own my apartment?

Yes. Every lot owner in a strata scheme is legally required to pay the levies set by the owners corporation. Levies fund insurance, maintenance, repairs and the long-term sinking fund — they're not optional.

Levies are set each year at the AGM based on a budget. They are usually split into an administrative fund (day-to-day running costs) and a capital works or sinking fund (long-term repairs and replacements). Unpaid levies attract interest in most states and the owners corporation can recover them through court action — and in some states recover legal costs from the owner.
