What strata law applies in Victoria?
Victorian strata is governed by the Owners Corporations Act 2006. The regulator is Consumer Affairs Victoria (CAV). Disputes are heard at VCAT (the Victorian Civil and Administrative Tribunal).
Victoria categorises owners corporations into 5 tiers based on lot count, with different rules for budgets, audits and meeting frequency. Larger schemes need a maintenance plan and an annual maintenance fund. Significant 2021 reforms introduced manager registration, a complaints scheme and standardised disclosure.
