What strata law applies in South Australia?
SA has two regimes: the Strata Titles Act 1988 for older schemes and the Community Titles Act 1996 for newer ones. The regulator is Consumer and Business Services. Disputes go to the Magistrates Court (rather than a dedicated tribunal).
Most newer SA developments are community title schemes, which work similarly to strata but with broader ability to subdivide and manage common assets. SA strata law has been relatively stable compared to other states — major reform has been discussed but not yet enacted.
