What strata law applies in NSW?
NSW strata schemes are governed by the Strata Schemes Management Act 2015 and the Strata Schemes Development Act 2015. The regulator is NSW Fair Trading. Disputes are heard at NCAT (the NSW Civil and Administrative Tribunal).
NSW has the most active strata reform agenda in the country — pet by-laws, short-term letting and embedded networks have all been the subject of recent legislative change. NSW also requires a 10-year capital works plan for every scheme.
