How do I know if a problem is in my lot or common property?

Check the registered strata plan — it shows the dividing lines. As a rule, anything inside the painted face of the wall, ceiling and floor is your lot. Anything behind, on the other side, or shared with neighbours is usually common property.

Common grey areas: balcony tiles and waterproofing (usually common property), windows and frames (usually common property in NSW, often lot in older buildings), shower waterproofing (usually common property even though the tiles are in your lot), and kitchen sink pipes (usually common property where they enter the wall). When in doubt, get a written ruling from the strata manager.
