Do tenants have any rights in a strata scheme?

Tenants must follow the by-laws, have the right to a copy of them, and can attend AGMs in NSW if more than half the lots are tenanted (with limited speaking rights). They generally can't vote — voting belongs to the owner.

Tenants can complain to the owners corporation if a by-law is being breached and can use the state tribunal in some matters. Owners are responsible for telling their tenants about the by-laws when the lease starts, and for notifying the owners corporation of the tenancy.
