How do I make a complaint about my strata manager?

Put the complaint in writing to the manager first and ask for a written response. If you're not satisfied, escalate to the agency's principal or director. Still unresolved? Take it to the committee, then to the state regulator (Fair Trading, CAV, etc.) and ultimately the tribunal.

Document everything — dates, names, what was said, what action you wanted. Always escalate in writing so there's a paper trail. Most reputable agencies have a formal complaints process and will investigate genuinely. If they don't, that itself is a sign you should change manager.

Step by step

  1. Write to the strata manager describing the issue and the outcome you want.
  2. Wait for a written response (give them 14 days).
  3. If unsatisfied, escalate to the agency principal or director.
  4. Bring the issue to the strata committee for endorsement.
  5. Lodge a complaint with the state fair trading or licensing body.
  6. If still unresolved, apply to the state tribunal (NCAT, VCAT, QCAT, etc.).
