What questions should I ask a strata manager before hiring them?
Ask about their licence and insurance, response times, after-hours emergencies, who specifically will manage your building, hidden disbursements, technology used, exit terms, and whether they'll provide references from comparable buildings.
Good extras: how many buildings does the assigned manager handle, what's their average response time, do they hold trust account audits, what triggers extra fees beyond the agency fee, do they take any kickbacks or rebates from suppliers, and how do they handle disputes between owners.
A confident manager will answer all of these directly. Evasive answers are themselves an answer.
