Should I just pick the cheapest strata manager?

Almost never. The cheapest quote usually loads up disbursements and 'extras' that quickly bring the real cost above the middle quotes — and the cheapest manager is often a junior with too many buildings to look after yours properly.

Compare the all-in cost over a typical year, including likely disbursements, special meeting fees, document production fees and after-hours call-outs. A $9,000 base fee with $4,000 of expected extras is worse than a $11,500 base with everything included.
