How much does strata management cost?

Most Australian schemes pay $250–$450 per lot per year for a base agency fee, plus disbursements (printing, postage, bank fees) of $20–$80 per lot. A 30-lot building typically pays $9,000–$15,000 a year all up.

Costs vary widely by state, building complexity, age, lot count and the level of service. High-rises, mixed-use, heritage and older buildings cost more to manage. Standalone disbursements, after-hours call-out fees, special meeting fees, document production and consultancy on big projects can all add up — read the schedule before you sign.

The true cost of management isn't what you save by hiring the cheapest manager — it's what a poor manager costs you in missed insurance claims, deferred maintenance and disputes.
