What are strata by-laws?

By-laws are the written rules every owner, tenant and visitor in the scheme has to follow. They cover behaviour (noise, smoking), use of common property (parking, BBQs), pets, renovations and external appearance.

Each scheme starts with a model set under state legislation, then adds and amends them by special resolution. By-laws are recorded on the strata roll and can be enforced by the owners corporation through notices to comply and ultimately tribunal orders and penalties.
