Can a strata scheme stop owners from doing Airbnb or short-term rentals?

It depends on state and local council rules. In NSW the owners corporation can pass a by-law restricting short-term letting in non-principal-place-of-residence lots. Other states have varying rules — check both your by-laws and your council planning rules.

Even where short-term letting is allowed, the host is still responsible for any by-law breaches by guests. Many committees impose conditions like host registration, guest noise rules and a security bond rather than outright bans.
