Do I need approval to renovate my strata apartment?

Yes for almost any work that affects common property, the building structure, or services that pass through walls and floors. Cosmetic work inside your lot (paint, soft furnishings) usually doesn't need approval.

Three-tier approval is common: cosmetic (no approval needed), minor renovations (committee approval), major renovations (special resolution of the owners corporation). New flooring, bathrooms and kitchens almost always need approval because waterproofing and acoustic isolation are common-property issues. Get written approval before starting — retroactive approval is much harder.

Step by step

  1. Identify the works and check whether they touch common property, services, or waterproofing.
  2. Classify as cosmetic, minor or major renovation under your state's framework.
  3. Submit a written application with plans, specs and contractor licences.
  4. Get committee or OC approval in writing (and lodge any by-law if required).
  5. Notify the strata manager 7 days before works start and keep insurance certificates on file.
