What is a Section 184 or strata disclosure certificate?
It's an official document the strata manager issues showing key information about the scheme — current levies, balance of the funds, any special levies, by-laws, insurances and pending major works. Sellers must provide one to buyers in most states.
Different states use different names: 'Section 184 certificate' in NSW, 'Owners Corporation Certificate' in Victoria, 'Body Corporate Information Certificate' in Queensland. The certificate alone doesn't tell you everything — always commission a full strata report as well.
